24/7 Water Damage Service Areas in Lee County, FL

We cover Fort Myers, Cape Coral, Lehigh Acres, North Fort Myers, Fort Myers Beach, Sanibel, Pine Island, Estero and Bonita Springs.

Most homes here are on concrete slabs, so water spreads under flooring and into walls the same way across the county.

What changes from place to place is the cause: condos on the coast, cast iron in older neighborhoods, wells inland, surge on the islands.

Fort Myers

Fort Myers covers everything from the historic River District and older homes along McGregor Boulevard to Iona, Gateway, San Carlos Park and newer communities off Daniels Parkway. Older homes may have cast iron drains and aging supply lines; condos and townhomes see leaks from units above; and neighborhoods along the Caloosahatchee River face surge and river flooding during storms.

Most common: AC leak water damage, condo water damage and cast iron pipe water damage.

Cape Coral

Cape Coral is mostly single-family slab homes, many built between 1970 and 1999, laced with canals. Slab leaks, original cast iron drains in older Cape neighborhoods, canal surge and leaks in seasonal homes are the most common calls. Septic-to-sewer conversions in parts of the city can also expose old drain-line problems.

Lehigh Acres

Lehigh Acres is a large, younger community of concrete block homes, many built in the 2000s and later. Many homes use private wells, so pressure tanks and well lines add their own leak risks. Heavy summer rain can flood streets and low lots, and air conditioners run hard most of the year.

North Fort Myers

North of the Caloosahatchee, North Fort Myers mixes riverfront homes, golf communities and many manufactured-home communities. Soft floors from water heater and supply line leaks, water trapped in the belly wrap, roof leaks after storms and river flooding are the problems we see most.

Fort Myers Beach

Fort Myers Beach on Estero Island took the full force of Hurricane Ian's storm surge in 2022, and many homes and businesses have been rebuilt, often elevated. Today's calls include storm surge and rain flooding, leaks in condos and vacation rentals between guests, and sewage problems after storms.

Sanibel and Captiva

Sanibel and Captiva are home to many seasonal owners, condos and elevated homes. Surge from hurricanes is the biggest risk, followed by leaks that go unnoticed while owners are away. Homes here benefit most from regular home watch visits and a plan for after a storm.

Pine Island and Matlacha

Pine Island, Bokeelia, St. James City and Matlacha are low-lying and surrounded by water, so storm surge is a real threat. The area also has many manufactured homes and seasonal residents, which means floor and belly-wrap damage and leaks discovered after time away.

Estero

Estero is known for gated communities, condos and seasonal residents. The most common water damage here is a leak from the unit above, an AC closet overflow, or a home found wet and musty when the owner returns for the season. In multi-story condo buildings, one failed water heater or AC drain can reach several units below.

Bonita Springs

Bonita Springs, in southern Lee County, has condos along the coast and neighborhoods near the Imperial River. River and rain flooding, condo leaks and seasonal-home damage are the main concerns. After heavy rain, homes near the river should be checked for water in garages and on the ground floor.

San Carlos Park, Gateway and Iona

These communities sit within the Fort Myers area. San Carlos Park has many single-family homes from several decades; Gateway is a planned community with mostly newer homes; Iona, near the Gulf and the Caloosahatchee, has canal-front and older homes that face storm surge. Each gets the same 24/7 help as the rest of Fort Myers.

What to do first, wherever you are

  • Shut off the water at the fixture or main shut-off. On a well, also turn off the pump.
  • Cut power at the breaker to rooms where water reaches outlets or appliances.
  • Photograph everything before cleanup.
  • Start drying the same day.

Every step in one list: the first-hour water damage checklist.

Water damage costs across Lee County

Prices are driven by the same things in every Lee County community: the water category, square footage, materials and drying days. Clean-water mitigation typically runs $3 to $4 per square foot, gray water $4 to $6.50, and sewage or floodwater $7 to $7.50 and up, according to national 2026 cost guides. After a major storm, demand across the county can stretch crews and equipment. See the full water damage cost guide.

What You Can Expect From Us in Lee County

Wherever you are in Lee County, here's what you can expect:

  • A clear explanation of the water category and what that means for what stays and what goes.
  • Moisture readings, not guesses. Wet areas should be measured on day one and checked daily until they're dry.
  • A written estimate before work beyond emergency water extraction.
  • Photos and drying logs you can give your insurer.
  • No pressure to sign over your insurance benefits. For Florida policies issued on or after January 1, 2023, post-loss assignment of benefits isn't allowed.
  • Honesty about mold. If mold has grown, it should be handled by a qualified Florida mold remediator.
  • Your choice on repairs. Rebuilding is your decision, and you choose who does it.

Do you help after hurricanes on the islands?

Yes, once officials allow access. After a major storm, call early and photograph everything while you wait.

The drying process is the same, but the causes differ: surge and condos on the coast, wells and street flooding inland, cast iron and slab leaks in older neighborhoods.

How soon can someone come out?

It depends on crew availability in your area and how many calls are coming in. After a hurricane or major flood, waits across Lee County can be longer, so call early and start the first-hour steps while you wait.

Which parts of Lee County have the highest flood risk?

Barrier islands and coastal areas such as Fort Myers Beach, Sanibel, Captiva and Pine Island face the most storm surge, followed by canal-front homes in Cape Coral, Iona and areas along the Caloosahatchee and Imperial rivers.

Do you serve Collier or Charlotte County?

This service focuses on Lee County. If you're just outside it, call and ask.

What should I do while I wait for help?

Shut off the water, cut power to wet rooms, photograph everything, move belongings off wet floors and keep the AC running to pull moisture out of the air.

Water damage anywhere in Lee County?

Stop the water, take photos and call. The faster drying starts, the less has to be replaced.
