24/7 Help for Wet Floors in Fort Myers Slab Homes

  • Most Lee County homes are built on concrete slabs, so water spreads sideways under flooring instead of draining away.
  • Tile that's still bonded often stays; vinyl plank and laminate usually have to be lifted so the slab can dry.
  • Measure the slab, not just the surface. A floor can feel dry while the concrete underneath is still wet.

Water on your floor right now? Do this first

  1. Stop the source and shut off the water at the fixture or main.
  2. Cut power at the breaker to rooms where water reaches outlets or appliances.
  3. Extract standing water with towels or a wet/dry vac. Don't use a household vacuum.
  4. Lift rugs and move furniture off wet floors. Put foil or plastic under furniture legs on damp carpet.
  5. Photograph everything before cleanup, including seams, grout lines and baseboards.
  6. Start drying the same day. Mold can start within 24 to 48 hours in Florida humidity.

Every step in one list: the first-hour water damage checklist.

Why slab floors trap water

Concrete is porous. When water gets under flooring, the slab soaks it up and releases it slowly. Vinyl plank, laminate and many underlayments act like a lid, so the slab can't breathe and stays wet for weeks. That's why lifting the flooring is often the fastest and cheapest way to dry the house, even when the planks themselves look fine.

Under-slab leaks are a different problem: the water comes from below. See slab leak water damage.

Signs of water damage under the floor

  • Vinyl plank or laminate lifting, peaking or separating at the seams
  • Dark or damp grout lines that don't dry
  • Tile that sounds hollow when tapped, or cracks that appear suddenly
  • Wood floors cupping, with the edges of each board higher than the center
  • Swollen or stained baseboards
  • A musty smell near the floor
  • A floor that feels cool or damp in one area, or warm in one spot if a hot water line is leaking

How water-damaged floors are dried

  1. Find and stop the source.
  2. Extract water from the surface and carpet with emergency water removal equipment.
  3. Map the moisture across the floor and slab with meters and a thermal camera to find where the water went.
  4. Remove what traps water, such as vinyl plank, laminate, carpet pad and swollen baseboards.
  5. Dry the slab and walls with dehumidifiers and air movers, sometimes with specialty floor-drying equipment, logging readings daily. See how structural drying works.
  6. Confirm the slab is dry before new flooring goes down. Installing over a wet slab leads to mold, adhesive failure and warped planks.

Tile and grout over a clean-water leak often dry in about 3 to 5 days. Bare concrete under removed flooring can take longer, depending on how long the water sat.

Tile floors after a leak

Tile itself doesn't absorb much water, but grout and the thinset underneath do. If the tiles are still firmly bonded and the water was clean, they can usually stay while the slab is dried through the grout and around the edges. Hollow, loose or cracked tiles are replaced. Matching discontinued tile can be the hardest part of the repair, so keep a few spare tiles if you have them.

Vinyl plank and laminate after a leak

Luxury vinyl plank is waterproof on top, but water still gets under it through the seams and edges. Once it's there, the planks hold it against the slab. Most of the time, the planks in the wet area are lifted, the slab is dried, and the planks are reinstalled if they're undamaged and clicked together, or replaced if they're glued down or damaged. Laminate has a fiberboard core that swells and rarely survives.

Wood floors after a leak

Wood absorbs water and cups, with the edges of each board rising. With quick drying, mild cupping can flatten out. Sanding too soon can cause crowning later, so wood floors should be dried and monitored before any refinishing decision.

Carpet after a leak

Carpet can often be saved from a clean-water leak if it's extracted and dried within a day or two. The pad usually isn't worth saving. Carpet soaked by gray water, sewage or floodwater is removed.

How much does it cost to repair water-damaged floors?

These are national 2026 ranges.

WorkTypical 2026 range
Category 1 extraction and drying$3 to $4 per sq ft
Category 2 extraction and drying$4 to $6.50 per sq ft
Drying equipment, whole job$800 to $3,000
Moisture monitoring, 3 to 5 days$300 to $600
Carpet replacement$2 to $8 per sq ft
Hardwood floor replacement$10 to $15 per sq ft

Flooring is often the biggest single cost of a water damage job, because flooring is usually continuous across several rooms and matching it can be difficult. These are national ranges, not a quote. See the full water damage cost guide.

Insurance and continuous flooring

When water damages part of a continuous floor, the question of whether the insurer pays to replace only the wet area or the whole matching floor depends on your policy and the insurer. Photograph the whole floor before anything is removed, keep a spare plank or tile, and ask your adjuster how matching is handled. Read how insurance handles water damage in Florida.

LVP vs tile vs wood in Florida slab homes

Most newer Fort Myers and Cape Coral homes have porcelain tile or luxury vinyl plank on the slab, and many older homes have tile throughout. Tile handles a quick clean-water leak best, because the slab can dry through the grout. Vinyl plank is the most common floor that has to be lifted, because the planks seal the water in. Wood floors are less common on slabs here, and they react the fastest to humidity.

Questions about water-damaged floors

Can vinyl plank flooring be saved after water damage?

Sometimes. Click-together planks in good condition can often be lifted, set aside while the slab dries, and reinstalled. Glued-down planks or planks with damaged edges are usually replaced.

How do I know if water is under my tile?

Look for dark grout lines that stay damp, tiles that sound hollow when tapped, or swollen baseboards. A moisture meter reading on the grout and slab confirms it.

Should I pull up my flooring myself?

Photograph everything first, and check with your insurer if you plan to file a claim. Removing flooring yourself can also disturb older materials, such as asbestos in some old vinyl tile or mastic.

How long does it take to dry a concrete slab?

It depends on how long the water sat and what was covering it. A clean-water leak caught quickly may dry in a few days once the flooring is lifted. Long-standing water under vinyl plank can take longer.

Can I put new flooring down right after the leak is fixed?

Not until the slab reads dry. New flooring over a wet slab can trap moisture, grow mold and fail.

Why is my vinyl plank floor lifting?

Water under the planks, high humidity, or a wet slab can push planks up at the seams. Find the water source first, then check the slab with a moisture meter.

Wet floors in your home?
